West University Real Estate

Commonly referred to as West University or West U for short, West University Place is a city of 14,211 located inside the southwest corner of Loop 610. Middle and upper-middle class families living in single-family housing dominate West University Place. Originally West University Place had small cottages. Many of these cottages were torn down and replaced with large two story houses.

Over the years, the City has progressed steadily toward its present position as one of the area's most desirable neighborhoods. Civic-minded citizens and small-town government, combined with proximity to major business, educational, cultural, and scientific centers, have contributed to a steady increase in property values.

The median income for a family in West University Place is well above that of Houston as a whole, and demonstrates the affluence this historic neighborhood has attracted and retained throughout Metro-Houston's three decades old growth spurt. With older fixer-upper homes ranging from $180's to the $600's, falling in love with a Spanish cottage or Victorian estate on one of these tree-lined pedestrian friendly neighborhoods can prove costly. Some twenty-six subdivisions are included as part of West University Place.

Rice Court is an upscale housing community oozing with Old-world charm just north of University and east of Buffalo Speedway. Colonial Terrace nearby is the least developed subdivision in West University. Following a recent revival in the area most of the original houses built since the 1930s have either been renovated or torn down. Just over half the houses have been built since 1980, with brick Georgians, stucco traditionals and Texas Hill Country styles lining the streets. The architecture varies from cottages to ranch-style homes with cedar shakes or clapboard siding to two-story Cape Cods. Newer custom houses start around $400,000.

Students who live in West University Place are zoned to West University Elementary, Pershing Middle School in the Braeswood Place neighborhood of Houston, and Lamar High School, in the Upper Kirby district of Houston.
