Memorial Real Estate

Memorial is one of Houston's most prestigious neighborhoods. Situated between Buffalo Bayou and I-10, west of several incorporated villages, the community takes its name from the main thoroughfare, Memorial Drive. Just west of the Galleria, Memorial is one of Houston's most affluent districts. With an estimated population of 44,957, Memorial includes within its boundaries, several small cities known locally as "The Villages".

"The Villages", which include older 1960s homes and larger more modern homes, is comprised of the municipalities of Bunker Hill, Hedwig, Hunters Creek and Piney Point. Many homes found in this area fringe Buffalo Bayou. Redevelopment of residential areas in the Memorial Area is continuing at a rapid rate. New high-end single-family homes, patio homes and town home properties are abundant. Housing prices in the area range from comfortable mass-produced homes in the mid $200s to million dollar estates. The median home price in the general Memorial area is in the mid $300s.

Above-average income homebuyers are attracted to this picturesque heavily wooded area and to the highly rated Spring Branch and Katy ISD schools that serve its residents. Business and retail development is confined to Interstate-10 on the northern portion of Memorial. The Villages offer shopping centers, recreational areas and outstanding schools. In addition to the outstanding pubic schools, some of Houston's finest private schools are located here as well. Several subdivisions in West Memorial were built in the 1960s and 1970s. Most of these areas present private, large-lot living.

Memorial Thicket, Fleetwood and Barkers Landing are newer subdivisions built within the past 20 years. Home styles are typically New Orleans Colonial, Cape Cod, traditional and contemporary. Additionally, the Memorial area is adjacent to one of the largest urban parks in the United States. Memorial Park is one of Houston's primary environmental and historical assets. A mammoth 1,500 acre wooded park inside West Loop 610, the park features facilities for tennis, softball, swimming, track, croquet, volleyball, skating, cycling and a three-mile running course.

A popular destination for Houston joggers -- the Seymour Lieberman Exercise Trail is a three-mile crushed granite pathway that sees almost 3 million visits annually. On the south side of Memorial Drive, there are miles of multi-use trails through the woods, a 'picnic' loop used heavily by road cyclists, softball fields, sand volleyball courts and a field for playing rugby or soccer. The park is also home to Texas' top rated municipal 18-hole golf course, which opened in 1936, and recently underwent a $7 million renovation.
