Just inside Montgomery County lies the sleepy town of Magnolia - a town with all the understated beauty of the flower after which it was named. At the junction of FM 1774 and 1488, Magnolia is situated twenty miles southwest of Conroe where suburban development surrenders to lazy pastures, ranch and farmland. The town's actual city limits encompass a one-square-mile radius that includes 1,111 residents. Extending beyond the official city limits however, residential development surrounds Magnolia on all sides, extending the Greater Magnolia Area an additional 12 miles in all directions bringing the overall area population to more than 65,000.

The area has sustained a steady 10 percent growth rate each year since 2000. The Magnolia Independent School District celebrated its 2002-2003 school year in classification 5A, topping its enrollment with an all time high of 8,000 students. The school district stretches for 147 square miles and is ranked second in the state in growth, along with nearby Katy ISD.

The tremendous growth experienced by the entire Houston Metro Area has transformed Magnolia from its modest beginnings as a timber and sawmill town into a sprawling center of commerce in southwest Montgomery County. The original 1901 train depot, that welcomed a new railroad line and new Houston markets for the city's timber industry is now restored and re-located to its original site in the downtown area where it greets visitors coming to Magnolia on FM 1774. The site stands today as a Texas Historical Landmark.

The median income for a household in the Magnolia is $50,417, with most residents working in nearby Conroe or chain retail outlets along the areas numerous thoroughfares. The expanding economy and low cost of living have kept Median home prices stable at around $112,500 -- well below the median price for Texas as a whole.

Still principally single family residential, some apartments and town homes liven up the city's abundant and plentiful housing stock though the majority of new homes are located outside Magnolia's city limits. Close to jobs, with excellent schools and abundant housing options, Magnolia is an often overlooked residential escape from urban living offering the best of the comfort and pace of small town family with convenient access to the best of the big cities.
