Heights Real Estate

The Heights, is a diverse small town community in the heart of Houston where glistening arbor canopies give way to beautiful parks, acclaimed schools and perhaps the widest assortment of residential housing stock on the market. With robust affordable housing options and close proximity to downtown Houston, this former streetcar suburb in northwest-central Houston was known as an artist community during the 90's.

More recently, its charms have made it popular with urban professionals and families young and old seeking metropolitan amenities but with a small town quality of life. Nestled between Houston's three major arteries -- Loop 610 to the north, IH 45 to the east and IH 10 to the south -- the Heights is a mere 5 minutes from downtown Houston.

But you wouldn't know it from inside this elegant neighborhood. Canopied with thick Oaks and dotted with Victorian mansions, the ambiance of the Heights is more akin to Colonial-era Boston than modern metro-Houston. There are plenty of mansions - newly constructed, newly reconstructed and fixer uppers -- to go around for the $1 million plus budget. But there is also a wide variety of new construction homes, town homes, condos and bungalows in the $100 to $200 range for the upper and middle income set as well.

In 2005, the median home price in the Heights is around $275,000. Recent trends by new buyers to preserve the charm and architectural distinction of historic homes rather than demolish them for new construction, have added to the Heights historical integrity. Such activism has helped home values in the Heights appreciate 88 percent per square foot from 1997 to 2005.

Community sponsored activities include the seasonal Lights in the Heights, a monthly farmers market, community wide fun runs and the ongoing first Saturday's - in local history and businesses are promoted.
